The Process
Meet & Greet
Building or renovating can be overwhelming. We help simplify the process, starting with a Meet & Greet to answer any questions you have and see if we’re a good fit for each other.
We want to hear more about your project goals and vision. Any priorities, needs or concerns, you may have. We can discuss budgets, processes and timelines.
This is the time to lay everything on the table, however jumbled it might be in your mind, so that we can determine how best to achieve this.
Brief & Fee Proposal
It’s important that we’re all on the same page from the start. That’s why we will work with you to develop a clear brief and determine how best to execute the project from concept to completion.
From here, we will prepare a detailed fee proposal which outlines your project brief, timeline, budget and the services we will provide to make this happen.
Concept Design
Time for the drawings! We begin with a site analysis, recording the legal parameters, any funding requirements, and exploring how to meet your project goals. A few coffees later, and everything we’ve discovered is funneled into concept sketches; making sure our imaginative solutions match your dollars to the dream.
Town Planning
Now for the nitty gritty stuff! Taking on any feedback from you, we work with our team of specialist consultants to provide more detailed drawings; floor plans, elevations, sections, and 3D images. We will also obtain an estimate from a quantity surveyor to ensure that the project is still in line with your budget.
Once you are happy with the design and budget, we will work with a town planner to lodge the drawings with council for a Development Application. We will act as your liaison throughout the process and keep you up to date with developments.
Funding Applications
We are experts at understanding the very specific details (red tape) required for funding applications. We will use our expertise to prepare a detailed submission to give you the best chance of accessing the funding you need to get your project moving forward.
A side note on timing …Funding Applications often have very specific deadlines and assessment timeframes. We will figure these out at the start and create a tailored project timeline to make sure you are going to have the project completed when you need it.
Construction Documentation
Finally, we will deliver meticulous architectural and interior documentation of the proposed design. It will indicate the required level of accurate technical information necessary to comply with the National Construction Code, Australian Standards and for a licensed certifier to approve the building for construction.
Depending on the size and specifics of your project, this documentation may involve a structural engineer, mechanical engineer, electrical engineer, hydraulic consultant, landscape architect, certifier and energy efficiency specialist. We will manage and coordinate with our team of trusted consultants to make sure we can bring your vision to reality.
Project Management
To save you time and stress, we can act as your agent during the construction process. This involves, monitoring construction, including weekly site visits and written reports, quality control, evaluating builders’ claims for money or time, co-ordinating consultants as required and heading off any problems during the build.
